Is It a Good Time to Sell in West Covina, Covina or Glendora? (November 2026 Market Update)

by Chris Kawasaki

If you've seen the headlines lately, you might think buyers have disappeared. Nationally, contract signings just fell to a record low. But here in the East San Gabriel Valley, homes are still selling, and quickly. In September, a typical detached home in West Covina sold in about 10 days at full asking price.

So what's really going on, and what does it mean if you're thinking about selling, moving up or downsizing? Here's what we're seeing.

The national picture: slower sales, steady prices

The national news is real. The National Association of REALTORS® reported that pending home sales fell 7.3% in September, to the lowest level on record. Pending sales count homes that have gone under contract but haven't closed yet, so they show where the market is heading. Prices, though, haven't fallen apart. The S&P Cotality Case-Shiller index shows home prices up 2.1% nationally from a year earlier, and the Los Angeles area up 1.36% (August data). The California Association of REALTORS® puts the September LA County median at $994,670, up 1.2% from a year ago.

The main reason for the slowdown is mortgage rates. The 30-year fixed averaged 7.24% in Freddie Mac's October 29 survey. That was down for the second straight week and the lowest average of October, but still about a point higher than a year ago (6.17%). The Federal Reserve held its benchmark rate at 3.75%–4.00% on October 28. Its next meeting is December 8–9.

Source: CRMLS, detached single-family homes, September 2026 vs. September 2025. Cities with fewer than 20 sales (La Verne, San Dimas, Claremont) can swing a lot from month to month, so read their percentages with care.

A few things stand out:

  • Well-priced homes still move fast. In West Covina, Covina, Glendora and La Verne, a typical home sold at or above its final list price within about three weeks.
  • Buyers have more choice. Across all 8 cities there were 508 detached homes for sale in October, up from 432 a year earlier, about 18% more. (October figures are preliminary.)
  • Fewer sales overall. The 8 cities closed 170 detached sales in September, compared with 197 a year earlier (−13.7%). That matches the national slowdown.
  • Higher price points are taking longer. In Claremont, Diamond Bar and Walnut, homes took 29 to 48 days and sold a bit below list. Buyers spending over $1.2 million are taking their time.

What this means for you

If you're thinking about moving up

This is the interesting part. In most of our core cities, homes in the most active price ranges are still selling quickly. At the same time, you have more homes to choose from on the buying side than you've had in a few years. That combination can work in your favor, especially if you plan your sale and your purchase together.  That might mean a contingent offer, a rent-back after you sell, or bridge financing. Each one has trade-offs, so it's worth talking with your lender early.

If you're thinking about downsizing

If you're 55 or older, California's Prop 19 may let you transfer your property tax base to a new home anywhere in the state, up to three times. You need to buy or build the new home within two years of selling. If the new home costs more, the difference is added to your tax base. (Source: CA Board of Equalization, Pub. 801.) Every situation is different, so check with a tax professional before you list.

If you're waiting for rates to drop

No one can promise where rates are headed, and we won't try. To put rates in perspective: on an $855,000 loan (10% down on West Covina's September median), each 0.1% change in rate moves the monthly principal and interest by about $58. Your lender can show you what that looks like for your own situation.

Pricing matters more than it did last spring

With more homes for sale, buyers compare more. Homes priced for today's market are still selling at list price in about two weeks. Homes priced for last spring's market are the ones sitting. Before you list:

  • Look at recent sales, not just active listings.
  • Consider a pre-listing inspection so there are fewer surprises in escrow.
  • Focus on easy fixes: paint, lighting and curb appeal.
  • Ask about the buyer's financing. A full pre-approval beats a pre-qualification.

Frequently asked questions

Is now a good time to sell a home in West Covina?

For many homeowners, yes. In September 2026 a typical detached home in West Covina sold in a median of 10 days at 100% of list price (CRMLS), even as national sales slowed. The right timing depends on your plans and your next home.

Are home prices dropping in the San Gabriel Valley?

Not broadly. Median prices rose in most of our 8 core cities in September compared with a year ago, and LA County's median was up 1.2% (C.A.R.). Some smaller cities move up and down month to month because they have only a few sales.

Why are there more homes for sale this fall?

Higher mortgage rates have slowed buying, so homes stay on the market a little longer and inventory builds. Across our 8 core cities, October active listings were about 18% higher than a year ago.

Can I buy my next home before I sell my current one?

Often, yes, with the right plan. Common options are a contingent offer, a rent-back or bridge financing. A lender can tell you which ones fit your finances.

What's the 2027 conforming loan limit for LA County?

It hasn't been announced yet. FHFA usually announces the new limits in late November. The 2026 limit for a single-family home in LA County is $1,249,125. We'll update this when the 2027 numbers are out.
